Keep Your A/C Running Smoothly: Optimization Tips for Better Cooling

A man working on fixing an air conditioner inside a home. For many tenants, heating and cooling bills account for more than half of a household’s total utility expenses. During the warmest months, the demand for air conditioning can significantly increase these costs. That’s why it’s so important to take proactive steps to keep utilities as low as possible.

If you’re a property owner, ensuring essential maintenance of the air conditioning unit and following simple strategies can help you optimize your air conditioning system and keep your expenses under control.

Perform essential HVAC maintenance regularly

A great way to increase your air conditioning unit’s efficiency is by keeping it clean and well-maintained at least once per year. If your unit sits outside, make sure to clear away any leaves or debris that may have gathered around it. You should also clean your unit’s condenser coils drain lines, and filters—or have a professional handle it if you’re unsure.

Most air conditioning units have a drain near the indoor cooling coil, often located by the furnace. To maintain it, clear it by pouring one cup of bleach down the drain followed by rinsing it with a gallon of water. This helps prevent blockages and reduces the chances of water damage.

Prevent the HVAC from working harder than it should

Another effective way to optimize your air conditioning system is to improve the airflow in your home. Start by clearing items away from your indoor vents and vacuuming them regularly. This allows your AC system to distribute cold air more efficiently.

Keeping interior doors open and adjusting vents in less-used rooms also helps balance air distribution. Additionally, close your blinds or curtains during the hottest parts of the day to keep out heat. Check for good quality weather-stripping around doors and windows to prevent air leaks and keep the cold air circulating inside.

A simple change like raising your thermostat by two or three degrees can make a big difference. The ideal temperature is around 78 degrees at home, and even higher when you’re away. Pairing a fan with your air conditioning—like a ceiling fan or table fan—can help circulate the air faster, reducing energy use while maintaining comfort. This small adjustment can boost your air conditioning unit’s functionality without sacrificing cool air.

Avoid adding extra heat sources

Cooking, using the oven, or running the clothes dryer during the hottest hours can heat up your house, making your air conditioning unit work overtime. To minimize this, try using your appliances in the morning or at night. During the warmest months, this habit can significantly reduce strain on your AC.

If you must cook during the day, use an exhaust fan to pull the heat out of the house, or place a fan near the kitchen to help disperse the hot air and prevent it from accumulating. In short, combining regular maintenance and energy-smart habits can optimize your air conditioning system and lower your cooling costs. These small efforts go a long way toward ensuring a comfortable and cost-effective home environment.
